NYt Homes Supplement Rooms With A View

In the big city, apartments on high floors with sweeping views are always in demand.

Views from the expansive terrace on the top floor of the duplex penthouse at 22 East 88th Street and Madison Avenue reach Central Park. The co-op apartment on the 13th and 14th floors in prime Carnegie Hill offers a total of 1,750 square feet of outdoor space, with a wraparound terrace on the lower floor and 900 square feet of rooftop space off the master bedroom suite on the top, where the views overlook the Guggenheim Museum and the Central Park Reservoir.

The penthouse in the Emery Roth-designed full-service building, now on the market for $4,500,000, is available for the first time in 45 years. "Typically you don't get that type of reservoir view unless you are on Fifth Avenue, where an apartment with these veiws would cost twice as much," said Liz Yu Chiang, associate broker with Halstead Property. "Getting ample outdoor space on two floors is rare -- and with one of them facing Central Park, it is rarer still, especially at this price point."
